WHY ADVERTISE? When the subject of advertising is canvassed, most people think of newspapers. If selling a property was as easy as putting an ad in a newspaper, why would any owner need an agent? Generally the process of buying is a process of elimination, so if a buyer perceives that what he sees advertised is not what he wants, then perhaps you have been eliminated. Most expensive newspaper advertising for a local residence is a waste of money. It tends to promote inefficient agents and often eliminates buyers by giving too much information. The smart way to advertise (market) is to use strategies that find the best buyers (someone who is able to buy your property today). Signboards! - By far the most important. Signboards are the envy of most other product & service providers - hence, the willingness to pay thousands of dollars for road side hoardings. Window Display - Lots of well-priced property on display in an agency window attracts real buyers. Agent's Contact Log - Provides an efficient system of tracking buyers. Often the buyer is known to the agent before the property is listed. Brochures & Booklets - Great! Provided the agency has control of distribution and can identify the potential customer. Open! - Having the REAL ESTATE OFFICE open 7 days a week (not having open houses - most agents use open houses as a remote office to try and find listings). Newsletters - Local real estate information forwarded to people who are interested in Real Estate creates customer loyalty. Newspaper Advertising - Provided it is created in such a manner to have the potential customer enquire, not eliminate. Neighbourhood Brochure - Sometimes a neighbour has a friend or relation who could be interested in living close by. Internet - Great for potential buyers to research and explore the market. Prospecting for buyers - An efficient agency walks and talks and makes phone calls that find buyers.
