Spring Selling Season: Why 2025 Is Shaping Up Differently


One of the most overused real estate clichés has to be – “Spring is the time to sell.” And while there is good reason why many say this, 2025 has certainly proven to be one of those years where the phrase rings especially true.

For most of 2025, the number of new listings coming to market has been down compared to previous years. Meanwhile, buyer demand has remained steady – and in many areas, it has actually increased.

Buyer enquiry numbers are up 25% compared to the first two quarters of the year.

This imbalance has once again created upward pressure on prices. Sellers in recent weeks have been genuinely surprised by the results they’ve achieved.

A recent sale in Nambour was expected to achieve around $800,000. Yet after only one week on the market, the sellers were delighted to be accepting an offer of $850,0000. This is just one example of what we’re seeing across our market.

The Challenge for Sellers

Of course, many of those who sell also need to buy. With demand at its highest level in years, sellers are understandably nervous about their ability to secure their next home after selling their current one.
