Realising the True Value of your Home – Part Four


In our last three newsletters we outlined the four pieces of the selling puzzle, and how their combination ensures you the best possible result when selling your property.

The first three pieces were The Right Agent, Property Presentation and Marketing. Now we turn our attention to arguably the most important piece: The Right Price.

Imagine this scenario: you’re selling a sought-after property. There will be dozens of suitable buyers. You hired the right agent, you invested money and energy into the home’s presentation and you ensured the marketing was spot on.

Then when it came to price, you inadvertently overpriced the property by 15%. Instead of it being marketed around its value of $800,000, you instead priced it closer to $1,000,000.

Would the property sell? Highly unlikely.

Now consider the opposite scenario. Same house, same value. But in this case you hired an incompetent agent, the presentation of the property was poor and the marketing sub-standard. Yet the property was priced at $800,000.

Would the property sell? Highly likely.

An inadequate agent, poor presentation or the wrong marketing will not help a sale, yet the keystone piece of the puzzle, to achieve a sale, you need The Right Price.

While you may still sell with one or two pieces in place, having all four ensures you realise the true value of your property.
